Manual invoice

Billing → Invoices → New invoice: pick the contact (and optionally the lease/unit it relates to), add lines with VAT, set the due date, save and issue. Use this for repairs charged to a tenant, key replacements, parking, or anything outside the lease schedule.

Credit note

To reduce or cancel an issued invoice without deleting it, open it and press Credit note. Enter the amount and reason; the credit is applied to the invoice (or kept as contact credit). Credit notes are numbered separately and appear in VAT reports. Approval can be required (agency.credit_notes.approve).

Void

Voiding is for invoices issued by mistake that have no payments. The number is kept with a “Void” watermark for audit purposes. Paid invoices cannot be voided — void the payments first or use a credit note.

Deleting is only possible for Scheduled (not yet issued) invoices.
