Unit statuses explained
Vacant, reserved, occupied, under maintenance, sold — and what changes them automatically.
Requires permission
agency.units.change_statusStatuses are mostly automatic. Boyoti moves units between them as leases, reservations and sales progress, and you can override manually when needed.
| Status | Set automatically when… | Can be listed? |
|---|---|---|
| Vacant | Created, lease ends/terminates, reservation cancelled. | Yes |
| Reserved | A reservation or lease in “pending signature” exists. | No |
| Occupied | A lease becomes active. | No |
| Notice given | Tenant/landlord notice recorded on the active lease. | Yes (as “available from”) |
| Under maintenance | Manual, or a move-out inspection flags major work. | No |
| Sold | A sale contract is completed. | No |
| Blocked | Manual — owner use, legal hold, etc. | No |
To change a status by hand open the unit and use Change status. Add a reason; it is kept in the unit's activity log.
Manually setting “Vacant” on a unit with an active lease is blocked — end or terminate the lease instead so invoices stop correctly.
