Properties and units — the data model
How properties, units, owners, leases and invoices relate to each other.
Boyoti keeps a strict hierarchy so that money and documents always roll up correctly:
- Owner → owns one or more Properties (or your agency owns them).
- Property → contains Units, property-level documents, expenses and utility accounts.
- Unit → has a status, an asking price, and over time many Leases or one Sale.
- Lease → generates Invoices and holds the Contacts (tenant, co-tenants, guarantor) and Cheques.
- Invoice → receives Payments that land in your money Accounts.
Because of this chain, an owner statement is simply: all income from leases of units in the owner's properties, minus expenses booked against those properties, minus your management fee.
A unit can only have one active lease at a time. Renewals create a new lease linked to the previous one, so the history is preserved.
