Property bills, meters and utility recharge

Record electricity, water and service bills per property, read meters, and recharge tenants fairly.

Bills

Utilities → Bills → New bill: choose the property (or unit), provider, period, amount and due date; upload the PDF — AI can read the amount and dates from it. Paying the bill creates an expense transaction on the chosen account.

Meters

Register meters per unit or shared area. Enter readings monthly (or let tenants submit a photo reading from the portal). Consumption is computed automatically.

Recharge to tenants

For bills in the agency's/owner's name that tenants must pay back, press Recharge: split by consumption (meters), by unit area, equally, or by fixed percentages. One invoice per tenant is created with the bill attached.

Bills not recharged are property expenses and appear on the owner statement.
